Paying cash for property is often seen as the safest option. But is it always the smartest financial strategy?

Many experienced investors still choose to use leverage, even when they have enough capital to buy outright. When a large amount of capital is tied up in a single property, those funds are no longer available for other investments, business opportunities, or additional acquisitions.

That said, paying cash can still make sense in certain situations, such as highly competitive markets, periods of high financing costs, or when reducing financial risk is the priority.

The real question is not simply whether to pay cash or use a mortgage. It is how to structure your capital in a way that supports your broader investment strategy.
