How the numbers work

How much can I borrow for a mortgage in the UAE?

Two limits apply. The UAE Central Bank caps loan-to-value, for a first completed home up to 80% of the price for expats and 85% for UAE nationals up to AED 5M, and lower above it. It also caps total monthly debt repayments at 50% of income. Whichever limit is reached first sets your maximum loan.

What is the debt burden ratio (DBR)?

Your total monthly debt repayments, including the new mortgage, as a share of your gross monthly income. The cap is 50%. Banks typically count about 5% of each credit card's full limit as a monthly payment, whether or not you use it.

What fees do I pay when buying with a mortgage in Dubai?

On top of the deposit: the 4% Dubai Land Department transfer fee, 0.25% mortgage registration, the agency fee (typically 2% plus VAT), trustee and title deed fees, and the valuation fee.

Is the calculator result a mortgage offer?
