Real earnings vs. lendable earnings

Many people think getting a mortgage is easier when you're self-employed or a business owner. In reality, it's often the opposite.
Unlike salaried applicants, business owners are assessed on net profitability, income consistency, business sustainability, and financial structure, not just top-line earnings. Lenders analyse financials over multiple years, apply add-backs selectively, and scrutinise existing liabilities, tax positions, and cash flow strength.
In a recent case, the client ran a profitable business with strong revenue, yet their borrowing capacity came in significantly lower than expected. The issue wasn't income: the client's real earnings and lendable earnings were worlds apart.
We worked on normalising financials, identifying eligible add-backs, restructuring liabilities, and aligning the application with lenders experienced in self-employed servicing. This repositioning materially improved serviceability and led to a successful approval aligned with the client's acquisition plans.
